For years, I watched high-stakes real estate decisions made with incomplete market signals.
When I began analyzing the U.S. childcare sector, a clear pattern emerged. Most expansion decisions—often backed by seven-figure personal guarantees—were driven almost entirely by demand metrics, like:
- Population growth
- Household counts
- Enrollment projections
What was missing was just as critical:
how competition, regulation, and future supply would shape whether a location could actually work.
The result was predictable. Capital flowed into “obvious” markets already near saturation. Meanwhile, structurally advantaged locations remained invisible.
